Architect & CAD Plans

With our network of highly skilled Architects, we can recommend the right Architect to suit your project. Together with our in-house team of CAD Technicians, we can help work out a plan to suit not just your space but how you want your home to flow in line with the budgets you have. 

Planning and Building Regulations

Our Project Managers will help get you through the planning process and any Party Wall matters that need facilitating. They will ensure that architectural designs and constructions meet building control and planning standards to provide a safe, healthy, accessible and sustainable build for the future

Brittain Hadley can apply and obtain permission for Planning and Building Control on your behalf.

Specification & Tendering

Brittain Hadley will compile a Specification of Works which is a comprehensive record of the works to be carried out. This Specification will also establish whether or not the property is occupied at the time of the building works, how long the works are going to take and a schedule of payments to the builder set out in a legal document.

Once completed and agreed by the Client, the Specification will be sent out to at least three agreed building companies best suited to the type of intended works. We liaise with the tendering contractors during the tender period then collate the tenders on your behalf. Tenders are then pulled together, analysed, commented upon and discussed with you - enabling you to selected a contractor you're happy to proceed with.  

Contract Administration

Instructing builders
Once tenders have been collated and reviewed, you'll be able to select your preferred building contractor. Brittain Hadley then liaise with that contractor to enter into a contract and progress with the work. 

Supervision of works
Once works begin on site, regular site meetings will be held with the builder to oversee the works to ensure compliance with the Specification and monitoring progress of works against an agreed programme. It is the role of the Project Manager to ensure the works are being done as per the Specification and to agree any variations.

Cost control and advice
We will provide valuation advice so that you pay fairly for for the works completed by the builder. Throughout the project we will provide regular reviews of the costs and agree what is due to the builder as work progresses. Contractual payment certificates and associated cost reports will also be provided to keep you abreast of the overall contract sum. 

Contract conclusion
At the end of the project we will collate all guarantees and agree with you and the contractor the final account. We will also help you through the snagging and rectification periods.
